St. Augustine has several distinct neighborhoods just perfect
for you and your family. History buffs will enjoy visiting museums
and historical forts while sun lovers will find St. Augustine's local beaches
great for swimming, surfing or just relaxing with a good book. For naturalists,
salt marshes, state parks and preserves make great places to hike and kayak.
Golfers will find St. Augustine is Florida's ultimate golf destination with
legendary courses such as Sawgrass, host of the PGA Players Championship
and King & Bear at World Golf Village, a collaboration between two of
golf's greatest - Arnold Palmer and Jack Nicklaus. Finally, for the kid in
you, Disneyworld is less than 90 minutes away.

Downtown St. Augustine
When
most people think of St. Augustine, they think of the historical
downtown area, commonly called "Old Town" or the "Ancient City". But
St. Augustine is much more than a few downtown blocks as it offers a wonderful
combination of past and present. In the downtown area you'll find a remarkable
collection of historic landmarks dating back to the beginning in the 16th
century. Here are narrow cobblestone streets lined with buildings of coquina
stone and wood. Shopping and dining opportunities are plentiful as is art
galleries and boutiques. By living in the downtown area your friends will
be eternally jealous.
Much of the real estate located in the historic district consists of commercial
buildings and some single-family homes and condos. Most are large restored
clapboard homes reflecting St. Augustine's Spanish heritage. Prices for single-family
residences start at $700K for a 2 bed, 2 baths. Some condos can be found
in the upper $300K.
Anastasia Island
Just across Mantazas Bay over the Bridge of Lions is Anastasia Island. It's
a combination of residential neighborhoods and commercial businesses amid
sand dunes, salt marshes and beautiful Atlantic beaches.
Here you can climb the St. Augustine Lighthouse, visit the Alligator Farm
or sea kayak at Anastasia State Park. After all that exercise you'll want
to refuel at some of the great local eateries and get ready for an active
nightlife.
A large part of Anastasia Island is protected
from development by the Anastasia State Park. This is where Juan Ponce de
Leon landed in 1513 and gave Florida its name. The park consists of over
1,700 acres and miles of beachfront. It has nature trails for hiking, canoe
rentals for paddling, picnic tables and 139 campsites for overnight stay.
Most of the available housing is toward the center and southern end of
Anastasia Island in the Marsh Creek, Anastasia Dunes and Crescent Beach communities.
A new area is Sunset Point that features salt marsh facing coach homes. There
are a few houses in the around the lighthouse dating back to the 1800s. Occasionally
these come up for sale. Prices on Anastasia range widely but generally start
around $350K.
St. Augustine Beach
St. Augustine Beach is located on Anastasia Island where you can play for
18 miles on cinnamon-colored sand and enjoy great fishing, surfing, tantalizing
restaurants, shopping and concerts on the beach. While tourism is the major
industry of this small town of 5,000 residents, you won't find any mile-high
skyscrapers here. St. Augustine Beach has building restrictions limiting
construction to four stories high to protect your view.
If you think you might like coastal living, cool ocean breezes and the
romance of being on a barrier island, St. Augustine Beach has an abundance
of beautiful homes from beachside condominiums to luxury estates. Condos
generally start at $130K and work their way up in price depending upon size
and location. Single-family residences begin about $220K.
Marsh Creek
Located just five miles south of downtown St. Augustine, this 800-acre country
club community is the only private golf course community
on the Anastasia Island. The heart of the development is the Marsh Creek
Country Club. Membership is optional and open to non-residents. The club
features a Mark McCumber designed 18-hole golf course, tennis program including
competitive play, fitness center, private dining and social events.
Bordering the Intracoastal Waterway and highway A1A, you'll find impressive
homes and breathtaking views in Marsh Creek. The diverse community features
low maintenance patio homes and villas as well as single-family homes and
estate sized lots for families. Private preserves, lakes and neighborhood
parks enhance the development. Marsh Creek starts at $340K to $1.6 million.
World Golf Village
Residents of Florida's First Coast enjoy more than
50 first-class golf courses including the PGA favorite Sawgrass at
Ponte Vedra Beach. Stepping nearer to St. Augustine you'll find World Golf
Village, which boasts two elite courses of its own - the King & Bear
and Slammer & Squire - both 18-hole championship
courses designed by some of the game's most celebrated players.
Central to World Golf Village is the World Gulf Hall of Fame, an interactive
museum spanning time from the birth of golf on the eastern shores of Scotland
to the modern-day phenomenon known as Tiger-mania. World Golf Village also
features a 40,000 square-foot convention center, IMAX theater, PGA TOUR Shop
and Spa Laterra. After finishing up the back 9, you can enjoy dinner at Murray
Bros. Caddyshack and other fine World Class Village restaurants.
The Neighborhoods of World Golf Village have a variety of residential offerings
including custom estates, single-family homes, condominiums, town homes and
patio homes. Prices range from $130K for condos to over $2 million for estates.
Cascades at World Golf Village Adult Community
As St. Johns County 's premier active-adult community
for ages 55 and over, The Cascades is known for fostering an activity rich
lifestyle with plenty of amenities. The community is situated within the
world-class World Golf Village resort and residents of The Cascades enjoy
a 22,000 square-foot clubhouse and sports complex, indoor and outdoor pools,
spa, lighted Har-Tru tennis courts, bocce courts and a pro shop. Approximately
450 single-family homes featuring 14 distinct, ranch-style floor plans offer
the perfect mixture of classic Old Florida with contemporary features. Priced
from $280K
Crescent Beach
From St. Augustine heading south via coastal highway A1A you'll encounter
the small Crescent Beach community on Anastasia Island. It's a delightful
combination of private homes, cottages, waterfront estates and condos, all
within walking distance of the beach. Crescent
Beach is known to be low-key and most people here are locals and return visitors.
You're apt to find people walking, biking, surfing and fishing pretty much
every day of the year.
Housing in Crescent Beach varies widely depending upon your taste, home
size and proximity to the water. There are a number of large condominiums
communities, such as Four Winds, Ocean House, Sand Dollar and Crescent Sandpiper
Condominium. Condo prices start at $240K to over $1 million. On occasion
the large oceanfront beach homes come up for sale, most start at $1 million
and going up from there.
Vilano Beach
Vilano Beach is just minutes north of St. Augustine over the Usina Bridge
and alongside coastal highway A1A. It is tucked between the Atlantic Ocean
and the Tolomato River, making it an ideal place for people who love
the beach and fishing. Vilano Beach started as a sleepy fishing village
with 1950s motels and cottages but is gradually being transformed into an
upscale urban beach community complete with shopping, waterfront restaurants,
lodging, deep-sea fishing boats and more.
This St. Augustine "best kept secret" has a mix of upscale waterfront
homes and condos to smaller residential homes and investment properties.
There are a few gated communities and condominium complexes. Many homes have
views of the Intracoastal Waterway or Vilano Beach. Some people that say
Vilano Beach today is Naples in the 1970s. What do you think? Prices start
in the low $100K range and go up to over $1 million.
Ponte Vedra Beach
Going north toward Jacksonville on highway A1A you'll come to upscale Ponte
Verda Beach. Here sunny blue skies and green grass rules the day as the area
is best known for its prestigious golf courses, including Sawgrass, home
of the PGA Tour and PGA Players Championship. You'll also find many
luxurious, amenity-rich resorts, upscale shopping opportunities, succulent
seafood restaurants and picturesque parks. As you might image, home prices
are as high as pro-golfer salaries; a "steal" is anything less
than $500K with the upper range over $6 million.
Palencia
Palencia delicately blends environmental sensitivity
with master planning to create an award-winning place to call home. Located
between St. Augustine and Jacksonville along the Intracoastal Waterway, it
is one of Northeast Florida's most desirable new communities. Palencia has
over 2,600 residential homes with a wide variety of housing opportunities.
Palencia Village is at the heart of this special community, featuring Spanish
Colonial-style architecture, charming cafes, shops and professional offices.
Palencia Village is also host to a 18-hole Arthur
Hills championship golf course, golf practice facility, three swimming
pools with waterslide, tennis and fitness centers. For the nature lover,
Palencia has over 30 acres of neighborhood parks with walking trails.
Homes in Palencia are typically in the high-end price range starting with
condominiums from $130K to $988K for condos and single-family homes from
$298K to over $3 million.
Fullerwood Park
Located just north of St. Augustine along highway A1A and west of Vilano
Beach, Fullerwood Park offers quick and convenient
access to the downtown. Additionally, the community is ideal for fishermen
and boaters as sawgrass marsh and the Intracoastal Waterway are only minutes
away. The Florida School for the Deaf and the Blind is located in Fullerwood
Park. One of the newest attractions in Fullerwood Park is the recently constructed
20,000 square-foot playground and community area on property of the former
Fullerwood Elementary School. Most homes constructed in the 1920s to 1980s
and prices range from $240K to $600K.
Heritage Park
Heritage Park is a newer community located near Interstate 95 and minutes
from historical downtown St. Augustine. It offers villas and single-family
lakefront and conservation lot homes along with unspoiled natural acreage,
recreation areas and open space. One of the most popular townhome communities
in the area, The Villas at Heritage Park, has maintenance-free living in
an intimate townhome community setting. This
community boasts new one-story and two-story townhomes with single car garages,
nearby clubhouse with resort-style pool, multiple sport fields and nature
trails. Prices in The Villas start at $149K and single-family homes in Heritage
Park start at $220K.
Summer Island
Going south of St. Augustine on highway A1A you'll find Summer Island, a
small upscale waterfront community located
between the Intracoastal Waterway (ICW) and Atlantic Ocean. Many of the deed-restricted
homes have private docks or boat slips and there is a community dock that
is available to all homeowners. Other Summer Island amenities include private
gated entrance, community center and tennis courts. Virtually
all homes have water access or water views.
One of the best features of Summer Island living is direct access to the
ICW. From your home it is a short boat ride north to the Matanzas Inlet and
Fort Matanzas National Monument or go the other way and visit Marineland,
the world's first oceanarium. Fishing and boating opportunities abound! Most
of the real estate is going to be resales with prices from $580K and up.
